India: Learning to invest in Education Real Estate
10 Dec 2009Education infrastructure is an emerging asset class and gaining increasing interest amongst investors, according to a new report released by Colliers International.
The report suggests that education is one of the few sectors which has not been adversely affected by the global economic crisis and is attracting investors and developers as they look for new avenues of business with more stable cash flows.
The report cites a recent survey which showed that 80% of the 90 private equity firms that responded were interested in investing in the Indian education sector.
There has been substantial activity in this sector this year and many investment firms have raised funds for deployment in education infrastructure.
The report says: ‘The Milestone Group, predominantly a real estate fund, now intends to venture into the education sector and is planning to set up a US$ 128.7 million private equity fund, in partnership with Religare, with a specialized focus on education and healthcare. Kaizer Education is another fund planning to raise US$150-200 million to invest in the Indian education sector.’
The report adds that developers are looking for more consistent business avenues: ‘Demand for commercial and retail space has been quite sluggish and a steady addition of supply is putting pressure on rentals, which has encouraged developers to explore non-conventional avenues. Many local and national level players have announced their plans to invest in this sector over the next three to five years.’
