The vision for Ajmakan is to create something truly special, a blend of natural beauty and convenience, authenticity and technology - a new benchmark for our times.

Built on 1.9 million square meters of land the totalBUA of Ajmakan will be a massive 1.5 million m2. The development includes ultra high end palatial and residential wadi front lots, luxurious villas neighborhoods and commercial & retail facilities. Linked to major arterial routes are office, retail and hotel facilities. At the heart of the development is the “Green Wadi” for residents and hotel guest′s leisurely enjoyment and relaxation. The boutique 75 room Wadi resort hotel with 75 chalets, overlooks the Wadi, catering for those staying for shorter times whilst across the road is a five star 400 key hotel with full facilities supporting high-end serviced suits. Residents and guestshave access to more than 2km of unique ‘Wadi walk’ escarpment trials. From the elevated Wadi walk, commanding views and the convenience of eateries retail and rest spots break one’s journey. Retail is carefully recessed into the escarpment while the 40 or so shops are serviced along a trafficable pedestrian way.

Area A is anchored by the Wadi and Wadi Resort along with individual villas, palaces and an Office strip along the Western Ring Road and Retail strip facing Area B. Total land area is 1,417,500 square meters with 578,465 m2 BUA.  Of the 452 villas, 74 overlook the Wadi in addition to the 11 Royal palaces. The Office strip (49,716sq m land area with 54,144 BUA) and the Retail Strip (22,313m2 with 18,379 m2 BUA) compliment the development of the first urban Wadi gated community.

Located in Area B are six Residential Areas within  contemporary apartments of various sizes, all grouped around green inner courtyard gardens.  The Ajmakan Mall inspired by the essence of Italian and French architecture is conveniently located at the entrance to Area B. North of the Mall lays the Ajmakan school complex for primary and prep schools.

Area C has excellent accessibility from the Western Ring Road.  The central block features a5* business hotel providing 420 rooms with serviced apartments. The southern block comprises office space with minor supporting retail. Area C’s commercial precinct is designed to accommodate businesses such as Banks and International companies that require prime location, excellent infrastructure and first class facilities.

The development creates a prime and exclusive neighborhood bordering Al Khozama, an up market district in close proximity to Riyadh’s city centre. The retail and commercial mix cement Ajmakan’s positioning as an aspirational place to live and work. Light wells reflect the earlier Arab architecture that provides natural light for the central area of buildings as well as promoting a smooth circulation and exchange of air. The Ajmakan Mall avoids the “big box” architecture of modern malls by creating a segmented façade. The whole building looks like a town block that had grown over time developing its own character yet houses major anchor tenants and premium boutique labels.
